Heat pumps
Three conditions that can change price: BUS grant ineligibility finding, structural issues with outdoor unit siting, electrical supply incapacity. Full list in the heat pump quote.
How we price
Five named conditions can change a boiler quote. We list them plainly. That's it.
The promise
Commitment 01
No "discovered issues" surcharges for things we could have foreseen in our own survey. No creative interpretations of the scope. The invoice matches the quote.
Commitment 02
The list is below. Those conditions are listed in your quote plainly, not buried in ten-point terms.
Commitment 03
No "we're already here, might as well do it" pressure conversations. You get a revised quote in writing, with the specific added cost, the specific cause, and your options. That includes walking away with no cost.
Commitment 04
No administration fees. No booking fees. No credit-card processing fees. No documentation fees. No "out of hours" fees unless the install is genuinely booked out of standard working hours.
Commitment 05
We don't inflate quotes with speculative "just-in-case" margins. If the work turns out to take less time than estimated, we don't cut the invoice. But we also don't pad it in the other direction. The price is what we actually expect the work to cost.
Always included
Things other installers routinely quote as extras. With us they are in the headline price.
Boiler (make, model, output kW confirmed)
The main unit itself. Brand and model in writing, not “a modern efficient boiler.”
Often charged extra elsewhere
n/a
Manufacturer warranty registration
We submit the registration in your name directly to the manufacturer on install day.
Often charged extra elsewhere
Frequently not done. Many customers discover years later their warranty was never registered
Magnetic system filter
Adey MagnaClean Professional 3 or Fernox TF1 Omega+. Catches metal particles that damage boilers. Adds 2–4 years of boiler life.
Often charged extra elsewhere
£150–£200
Smart thermostat
Your choice of Hive, Nest, Honeywell Evohome, or Tado. Includes install and setup.
Often charged extra elsewhere
£180–£250
First annual service
Booked for Year 1 anniversary. Maintains your manufacturer warranty.
Often charged extra elsewhere
£90–£115
Gas Safe certificate
Issued by our engineer, registered with Gas Safe Register automatically. You should always get this. Verify every installer.
Often charged extra elsewhere
Should always be £0, but isn’t always provided
Old boiler removal and disposal
Environment Agency licensed waste carrier. Includes all packaging and old parts. No skip on your drive.
Often charged extra elsewhere
£60–£120
Standard flue up to 2 metres
Covers ~90% of installs. Longer or more complex flues are discussed before install day.
Often charged extra elsewhere
Wall flue extensions £200–£500
Power-flush if required by survey
Cleans the system of sludge and debris before connecting the new boiler. We include it standard because a new boiler on a dirty system voids warranties.
Often charged extra elsewhere
£250–£450
10-year parts and labour warranty (where manufacturer offers)
Worcester Bosch 4000/8000, Vaillant ecoTEC, Viessmann: 10 years. Some budget brands are shorter.
Often charged extra elsewhere
Manufacturer’s 5–7 year default elsewhere
Post-install commissioning report
Written document, emailed within 48 hours of install. Useful for insurance, future sale.
Often charged extra elsewhere
Rare
2-week handover check-in call
Phone call from your engineer, not a call centre.
Often charged extra elsewhere

The fine print, in large type
You gave us a postcode at quote time. If the install address turns out to be different, we re-price based on the actual location.
Pre-1999 properties may have asbestos in or around flue routes, boiler enclosures, or existing pipework. If our survey finds it, removal is a specialist job: typical cost £350 to £1,200, handled by a licensed asbestos contractor.
If the survey finds the flue route contravenes current regulations (distances from doors, windows, neighbouring structures), we may need to reroute the flue. Cost typically £200 to £500 depending on extent.
A standard combi boiler runs fine on most UK gas supplies. If yours is too small or too far from the boiler, a supply upgrade is required: typical cost £400 to £800, usually done by your gas network operator (we coordinate).
If lifting the floorboards reveals pipework in such bad condition that more than 2m needs replacing beyond our standard scope, we quote the extra pipework separately at £200 to £600.
The same standard for every service

Three conditions that can change price: BUS grant ineligibility finding, structural issues with outdoor unit siting, electrical supply incapacity. Full list in the heat pump quote.

Two conditions: roof structural concerns found during fixing, DNO application delays for G99-grid connection. Full list in the solar quote.

The survey's moisture assessment is itself the gate; if it fails, we don't proceed. No surprise costs.

One main condition: existing sub-floor or screed incompatibility requiring remedial work.
