What does my EPC band mean?

For bands E–G, the answer is fabric-first: insulation and draught-proofing before any heat-source change. We won’t sell you a heat pump that will run more expensively than promised.

Fabric-first also protects your grant. A clean EPC, with no outstanding loft or cavity recommendations, is a condition of the £7,500 Boiler Upgrade Scheme. One honest caveat: switching from gas to a heat pump can sometimes nudge your EPC rating down, even though the home is genuinely lower carbon, because the rating is scored on modelled running cost rather than emissions.
